No. All sites at Birch Circle must be new Series-7 Elevation models purchased through the Point Sebago Home Sales team.

Additionally, park models cannot be moved to Birch Circle from other lot within the resort.

The Point Sebago team is available to sell your old unit through our Brokerage Sales Program if you are looking to upgrade from one Point Sebago cabin to Birch Circle.

• 20% deposit at time of special order.
• 50% due when the home is ready to ship from the manufacturer.
• Remaining balance due at closing when the home is set up and ready for occupancy.

Production time of a custom unit is approximately 3 months depending on Elevation’s production schedule.

Placing units takes between two to four weeks once they arrive at Point Sebago Resort. Upon delivery, units must be:

• Inspected and repaired as necessary from transport
• Leveled and blocked
• Plumbed for water and sewer
• Hook up to power
• Install HVAC
• Install deck and sunroom

No. Cottages within Birch Circle are part of the land lease program at Point Sebago Resort. The purchase transaction is for a custom RV park home unit and does not include the land. 

The land is accessed through an annual lease that expires on November 1 of each year.  Each lease runs from November 1 to October 31 of each year. All residents can expect an annual rate increase of 3-5%.

Access to the resort is from May 1 to October 31st with winter storage of your unit being allowed on site.  

NOTE: Due to our winterization process, all resort amenities will be closed the day after Indigenous People’s Day in October, each year.
