Check Off Your List

✓ Find out all the fees and costs associated with ownership. Each property will vary but remember to ask about all the costs including taxes, titles, application fees, and lot rent.

✓ Set a budget and research your best financing options/lenders so you are confident and comfortable when you are ready to purchase your manufactured home.

✓ Ensure you are well-versed on when your lot rent is due, how much you owe, and what that includes per month.

✓ Ask what the property has to offer your unique lifestyle and make sure the amenities meet your vision. Check out all amenities onsite: golf course, pools, sports courts, outdoor kitchen and gathering areas, etc.

✓ Ask to see the current activities calendar and envision yourself joining in on things like trivia night, crafting, ice cream socials, holiday parties, and more.

✓ Ask if your home comes furnished and find out the specifics on furniture, furnishings, and appliances.

✓ Don’t be afraid to ask about any special offers or packages that can give you a boost in the right direction for your move-in.

✓ Do a thorough walk-through and check the quality of the A/C and heat components as you will need them to be in good working order as the seasons change.

✓ Ask about the community protocol should you ever need to sell your home in the future.

✓ If it is a pre-owned home, it is important to know when the roof was installed. Some insurance companies require a roof inspection in order to be insured.

✓ Look for these upgrades when shopping for your home: shingled/pitched roofing, insulation, drywall, siding (preferably vinyl), wood flooring, and/or built-in water cutoff valves.

✓ All Cove Communities are pet-friendly. Keep in mind that for some properties there are a few restrictions. Understand the rules and request a copy of the pet policy.

✓ Remember, when it comes to garnering information about your home, there is no such thing as a stupid question. Ask everything and anything that you are even remotely curious about.
