Yes. The Waters welcomes your furry family members. We have certain breed restrictions on aggressive breeds.

Yes, the primary owner of the home must be at least 55 years of age.
4. What does The Waters lifestyle offer?
Residents have full access to all of the resort-style amenities and resort sponsored activities and no community HOA fees or resort fees, everything is included in the monthly lot rent. You will be living with friendly neighbors and have the support of your Village management team.
4. Is Meadowlea Village a land lease community
Yes, Meadlowlea Village is a land lease community. Purchasing in a land lease community provides you the peace-of-mind that you own your own home, but you don’t have to spend the money on buying the land and paying the large annual real estate taxes typically associated with living in destination and high demand areas. This type of lifestyle also provides you an opportunity to purchase a beautifully appointed vacation home or year round home in a high-demand destination location while freeing up money so that you can make the most of this new lifestyle choice.
5. Do you pay property tax on leased land at The Waters?
At The Waters a small pass through property tax is included in your monthly lot rental fee, so you do not have any large tax bills to pay semi-annually.
6. Can I rent my home?
Yes, you may rent out your home as long as prospective tenant passes a background check prior to occupancy. The background check is $20/per adult and must be run by the management of The Waters.
7. Is there an HOA?
There is no community ownership-run HOA at The Waters. The HOA is organized and run by the residents. Holiday Haven Homeowner’s, INC. (Voluntary fee $20/per year)
