    At Bear Creek, the activities are endless. With Florida’s wonderful climate, you can enjoy your favorite outdoor activity virtually year-round. With three clubhouses and three swimming pools (one heated/partially indoor, two outdoor) you can enjoy a dip any time of year. You can also enjoy a leisurely walk among the trees, ride your bicycle, or play shuffleboard or tennis. Bear Creek also offers a wide range of special interest groups. Whether you enjoy golf, boating, fishing, the beach, cards, bowling, crafts, cooking or travel, you can always find a neighbor who has an interest in common with you.
  2. What is the pet policy at Bear Creek?
    At Bear Creek we welcome 2 pets per household with reasonable rules in place. There is no weight restrictions; however, we do restrict aggressive* dog breeds.
  3. What is the climate like in Ormond Beach?
    The Ormond Beach area enjoys mild temperatures with averages of 79 in the summer months, and 59 in the winter months.
  4. What about the surrounding area of Bear Creek, what can we do there?
    Just four miles from Florida’s beautiful East Coast and the sandy shorelines of the Atlantic Coast, you can bask in the beautiful Florida sunshine or take part in Florida’s famous deep sea fishing. Your shopping needs can be met within two miles from Bear Creek’s front gate, whether you prefer the coolness of an indoor mall or the fresh air of an outdoor shopping center.
  5. Tell me about the Central Florida area
    Just 15 miles away from Bear Creek is the Daytona International Speedway where race fans enjoy world-class thrills. Historical St. Augustine is less than an hour north. And in just over an hour you’ll come into the Orland area where you’ll find the Kennedy Space Center and the Walt Disney theme parks.
  6. Is there golf at Bear Creek?
    Not right on site, but there are many golf courses in the Ormond Beach and Daytona areas as close as 15 minutes.
  7. What medical facilities are close by?
    Ormond Memorial Hospital, specializing in heart surgery, is one of the area’s finest hospitals and just a mile away. Halifax Medical Center in Daytona Beach is the area’s cancer center. There are also local clinics in the area, in addition to fire and police departments located within four miles of Bear Creek.
  8. Are there houses of worship in the area?
    There are houses of worship for almost all faiths within the area of Ormond Beach, some as close as four miles.
  9. How far to the nearest major airport?
    Daytona International Airport is only 15 miles south of Bear Creek. Direct service to almost every major city in the US is available.
  10. I’ve never lived in a manufactured home, are they safe?
    In short; very. All manufactured homes built from 1994 on require wind standard construction, which is governed by HUD. Our homes are built to withstand winds of 125 mph. In fact, Bear Creek made it through the Hurricanes of 2004 without any major damage!
  11. Is there storage for my RV and boat?
    We have limited on-site storage facilities available for oversized vehicles! There are also several local self-storage providers in close proximity to the community.
  12. What is included in my lease payment?
    Your lease payment covers trash and lawn services, property maintenance and access control, and the use of all common amenities and facilities.
  13. What taxes am I responsible for?
    You will pay a one-time 6.5 percent sales tax when you purchase a preowned home.
